Tenancy agreements:

  1. Conclusion and notice of rental contracts, including move-out/move-in walk throughs
  2. Collection of rental income and assertion of all claims from tenancies that the landlord is entitled to
  3. Management of deposits
  4. Examination and enforcement of rent increases
  5. Assertion of contractual rent increases
  6. Annual utility and heating cost billings
  7. Handling the entire correspondence with the tenants
  8. Payment of all invoices and mortgage installments in due time after prior review regarding the contractual property

Authorities:

  1. Handling the entire correspondence with authorities in relation to the managed property
  2. Among others: housing office (occupancy rights of the City of Berlin), building control authority regarding housing matters, parks and gardens department, Investmentbank Berlin, etc.

Insurances:

  1. Examination of insurance needs
  2. Conclusion and notice of insurance contracts in consultation with the owner
  3. Handling of cases of damage with the insurance companies and third parties

Assistants:

  1. Hiring and dismissal, instruction and supervision of assistants (Janitors, cleaning staff and suchlike)

Equipment and fuels:

  1. Procurement of material needed for the duly management, such as equipment for the janitor, and supplies (i.e. fuels)

Accounting:

  1. Ascertainment of all payment transactions
  2. Production of monthly statements
  3. Production of annual statements
  4. By request: production of revenue and expense statement per 31.12. of the year incl. accountancy work

Maintenance reserve:

  1. Collection and interest-bearing investment of a maintenance reserve from the monthly target rental income
